Making Money in Foreclosed Real Estates
In this small world, you probably know someone who's made millions (or maybe even billions) in the real estate industry. It's not a secret that there's a lot of potential money to be earned in real estate especially in foreclosed properties. During the Money Summit and Wealth Expo, 3 such individuals shared their knowledge and ideas on how to earn millions in foreclosed properties. Trace Trajano, real estate guru and best-selling author of "Think Rich Quick", talked about Fast Fortunes in Flipping Properties. Eden Alemania-Dayrit, one of Trace Trajano's successful students, talked about Getting Rich Through Rent-To-Own Properties. And last but definitely not least (he's probably the most successful among the 3), Noli Alleje talked about Quick Profits in Foreclosures. Here's a consolidated report on what I learned from the three speakers on how we, money magnets, can make millions in real estate.
According to Trace Trajano, real estate is good for the following reasons: income, equity, appreciation, and leverage.
Real estates can provide income either through rentals or from the capital gain you get after selling the property - all this with very little or no work. Real estates provide equity which is the monetary value of the property itself - all this while your loan is being paid down by your tenants. Real estates appreciate over time with inflation which means, value-wise the likelihood of your investment going below your purchase price is very slim. And there's leverage in real estates which allows you to own properties with very little money (as low as only a 10% down payment).
Eden Dayrit presented the following steps in making money in real estates: FIND, FUND, FIX, SELL, and PROFIT.
Step 1 - FIND
I guess it would be an understatement to say that location is very important when it comes to real estate investing. Here are a few tips given by the speakers in finding the right location:
- Target foreclosed properties as they usually are cheaper.
- Eden suggested finding properties that are undervalued, preferably 50% lower than their market price. You can estimate the market price by either getting the zonal value of the property from the BIR, or by comparing it with the prices of nearby or similar properties. There was a 3rd way presented which was the Income method which I believe was to estimate the market price by estimating your selling price (especially if you're familiar with the area already) and thus computing for potential income but I can't be sure as I didn't fully understand this part.
- Trace's suggestions were more general in nature and actually refers to marketing techniques. As part of his extreme marketing strategy, he said that it would be important for sellers to know their target market first and find properties that would suit your target market's needs.
- One suggestion from Noli Alleje that stuck was looking out for properties in areas where there's rapid development or where known developers, like say Ayala Land, have just started developing. He said that, for sure, neighboring areas would appreciate in value as well over time.
- Noli also recommended that you visit the place a lot of times and in different times of the day and week. Depending on the time, day of the week, or even the weather the surrounding area might present problems that would make the property not sellable. Therefore it would be wise to go and personally look at it and evaluate it closely.
- It would also be good to check the legal status of the property and make sure that no other owners are contending for the same property.
- It would be good to buy when the inflation is low.
- It would be good to check the IN-OUT migration in the area.
Step 2 - FUND
Funding the property involves acquiring the money to pay for the down payment. Here are a few ways to do this:
- Use your own money
- Look for an equity partner. An equity partner gets an equal share of the profits but also shares the risks equally.
- Get a passive investor. A passive investor is someone who lends you the money for a fix interest rate. Basically it means acquiring a loan either from the bank or from someone you know.
Step 3 - FIX
Fixing the property means renovating it so that its market price will increase. One of the reasons why Eden looks for properties that are under valued by at least 50% is because of this. She wants to be able to have enough leeway for unexpected costs like renovations. Noli Alleje, on the other hand, prefers to just clean the place up and sell it right away. He said that fixing the place too much can sometimes increase the market value too much that it would no longer be as sellable. It would be important to note though that Eden and Noli target different markets and therefore have contrasting ideas. This is why knowing your target market is very important.
Step 4 - SELL
Once you've cleaned up the property, it's time to sell it! Here are a few tips from the speakers:
- Eden suggests offering a competitive price to achieve faster sales and therefore quicker returns in investment. By a competitive price she specifically meant selling lower than the estimated market value you got in Step 1. It would be important not to be too greedy when setting this price.
- Trace suggested that it would be important to have a compelling message to deliver to your target market. You have to learn to speak your target markets language. Potential buyers could either be those who wants to be landlords, renovators, end buyers, or tenant buyers. For example, it might be good to present the property in terms of potential monthly rental cashflows and ROI for the future Landlord while End Buyers would probably be more interested in how much they need to pay every month.
- Trace also recommended using the proper media on where to publish or deliver your message. This is dependent on your target market. Find out where your target market look for ads when they want to buy real estates and advertise there.
- Trace also suggested asking your Centers of Influence Networking (COIN), real estate agents, lawyers, contractors, architects, and bankers to find potential buyers. Your COIN consists of influential friends and relatives who can introduce potentials buyers to you.
Step 5 - Profit
And finally, after you've sold the property you earn profit! Yehey! This can either come in one big lump sum or in monthly cash inflows for you depending on your agreement with the buyer.
In addition, Trace Trajano suggested that you start out with what he calls as Affiliate Real Estate Marketing which is to start by selling another person's property first and just earn commission from the sale. This way, you don't have to put out any money while you build your buyers' database, learn the market, and learn how to market - which are the essentials in succeeding in this business.
When presented this way, it makes investing in real estate seem so easy but actually it's not. For one, finding the right foreclosed property is not very easy at all. Most foreclosed properties from banks, at least the good ones, are most likely taken already. I believe it is in this area where the speakers failed to impart more of their knowledge. But certainly, if you have the dedication to succeed and are willing to put in the hard work, you can definitely earn millions in this field. Good luck money magnets!

Here are the highlights on Day 2 of the 1st Money Summit and Wealth Expo held on July 2, 2010. If you haven't read the highlights on Day 1 click this link: Money Summit and Wealth Expo Philippines.
The talks started around 9am which was a bit late considering the number of speakers they had lined up for the day.
Infopreneurship: Make money in the information business
First in line was a live recording of Joel Christopher's webinar called Infopreneurship: Make money in the information business. Basically he defined infopreneurship as information entrepreneurship, i.e., selling information as your product. Specifically he sold digital products like ebooks and audio books over the internet. He suggested that you can either be one by becoming an affiliate (selling other people's product) or by becoming an info publisher (becoming an author and selling your own products).
Make Millions in Network Marketing
Rhea Horrilleno, a blue diamond member of well-known multi-level networking company Nu Skin, introduced us to making millions through Network Marketing. A lot of the audience were very skeptical and may have been wondering why this was included in the line up considering that network marketing is often considered as a form of scam here in the Philippines. But if you listened attentively to what Ms. Horrilleno had to say, she actually made a lot of interesting points. For one, based on her own experience, she was able to illustrate that one can be a multi-millionaire through network marketing if you just take time to learn the craft - which is similar to what Forex guru, Mark So, wittingly referred to as "experience" on day 1. And she was also right in saying that Multi-level marketing companies like Nu Skin already have well-developed systems which makes it easier for anyone to learn the trade and earn in the process. And as we all know, it is an efficient SYSTEM that will make a business franchise-ready.
How to become a Pinoy eBay power seller
Eireen Diokno-Bernardo talked about how she and her husband started selling collectible items and Filipino handicrafts in the internet through eBay. She was oozing with charisma and it was so easy to listen to her. Although she didn't specifically say it, you can tell that her business has expanded and she no longer just sells items on eBay but also has her own display store and runs her own delivery company. On a good month, she also averages around $10,000 in online sales. She showed how you can use eBay and Paypal to sell products in the internet. She also helps out would be online sellers for free! Just look her up on the net and ask for her advice. (^o^)/
How to build a million peso home-based Internet business
Jomar Hilario talked about internet marketing. He basically talked about the importance of using "keywords" to make your website rank high in search engines. This is a form of Search Engine Optimization (SEO) technique. He also talked about hiring virtual assistants to assist him in this business. Aside from these, I don't think he presented anything more but just invited the audience to attend his other workshops and seminars where he would teach and give out more details. (Which is exactly what most speakers, with a few exceptions, did. In this regard, I found the summit failing a bit because it sort of became a product promotion seminar instead of a true learning experience.)
Make money in Franchising by Ms. Bing Limjoco of Francorp.
Start and Grow a Lucrative Multiply business by Ms. Regina Sambalido
Unfortunately, I missed most of the 2 seminars above because after sitting the whole day listening to the talks, I had to go out and drink my caffeine fix for the day. Basically I think Ms. Limjoco presented the ways you can expand your business and earn more by franchising it. Francorp being a franchise development and consulting firm targeted the talk to business owners who may one day want to franchise their businesses.
On the other hand, I think Ms. Sambalido just talked about how she started her online business for no fee through Multiply.com. This was to illustrate that you can use social media sites like Facebook and Multiply to promote your business and sell items as well.
Boost Your Portfolio with Alternative Investments
A guest speaker from Hong Kong, Mr. Meng Aw from the investment company Superfund, introduced us to Managed Future funds as an alternative investment vehicle. Alternative asset classes are those not considered as traditional assets (cash, bonds, equities, real estate). He presented that Managed Future funds are now more accessible because of lower minimum investment requirements and that they are actually good for diversifying portfolios because they are not highly correlated with traditional assets.

Noli Alleje is the 3rd speaker in this conference talking about making money through real estates (foreclosures). I heard that he's a veteran in this department. He recommended that it would be better to purchase from banks because banks have the initiative to protect their clients (the client being you). In case problems arise (like multiple people claiming ownership of the foreclosed property you bought), dealing with banks is easier as they are more willing to provide client support and return what you paid for the property without much questioning. Unlike the 2nd speaker, Ms. Dayrit, Mr. Alleje did not encourage renovating and fixing the property that much. He said that normally he would just clean the property and try to sell it right away. He cautioned on overly renovating the property causing the market price to appreciate making the property harder to sell.
The Rich Dad way to getting Rich
Jerome San of Laurus Enterprises closed the summit with his talk on The Rich Dad Way to Getting Rich. He basically pointed out the highlights from Robert Kiyosaki's three Rich Dad books namely: "Rich Dad, Poor Dad", "Cashflow Quadrant", and "Rich Dad's Guide to Investing." It was the perfect way to cap the seminar. The Rich Dad books never fails to inspire. As a last note, Mr. San expressed the importance of having all three investment types: Business, Real estates, and Paper Assets, to securing your wealth and truly becoming rich.
Boy, I can't believe that even just summarizing all these talks would take me 3 hours to write! Well, I hope my efforts are not wasted and some of you Money Magnets out there are taking away a few lessons from this. Keep on attracting money! Money Summit and Wealth Expo Day 1
Hello Money Magnets! I know it has been a while since I've updated this blog. Sorry about that. I have been busy with my personal life for quite some time. But here's some good news! I attended the Money Summit and Wealth Expo organized by Learning Curve and I will try to write everything I've learned here on this blog. This expo is dubbed as the biggest wealth building and income opportunity conference and expo in the Philippines. Here are some highlights on Day 1.
Fast Fortune in Flipping Properties
Trace Trajano started the day off with Fast Fortune in Flipping Properties. He presented his guide on how to make a hundred thousand bucks in 10 days. Mainly he discussed using Extreme Marketing in Affiliate Real Estate Marketing to sell real estate properties and make thousands of pesos or dollars.
Get Rich Through Rent-To-Own-Properties
Mr. Trajano's presentation was followed by one of his now successful students, Ms. Eden April Alemania-Dayrit. Ms. Dayrit specializes on rent-to-own properties. She showed in her presentation how she was able to earn millions in passive income by following her 5 step process to real estate investing. The process she came up with was FIND, FUND, FIX, SELL, and PROFIT.
Mr. Trajano and Ms. Dayrit's presentations comprised the segment on investing in real estates.
Best-selling author, superstar sales performer, and top performer Dr. Rodolfo "Dr. Dups" de los Reyes took the stage after lunch to present his slides on "Secrets of Direct Sale Superstars." Hands down, this was the most funny, lively, and interesting presentation for day 1. It's no wonder why he was tasked to present after lunch. Dr. Dups never failed to keep the audiences' attention with his funny antics and superior delivery style. Best of all, he simplified direct selling into three key points: BELIEF, LISTENING, and STRATEGY.
Simple Stock Market Investing: The way to a richer life
Mr. Conrado Bate of Citiseconline came next with his spill on investing in the stock market. Basically, Mr. Bate talked about how discipline coupled with continuous long-term investing (cost-averaging) in the stock market can produce far better returns than any other investment vehicle in the market. He presented that over the years, the average return if you invested in the stock market was around 14% p.a.
Beat the Market with Foreign Stocks and Funds
Global Investor's Center's Malaya Laraya presented another invested vehicle called a managed fund. He specifically advocated for Global Managed funds which he said have more varied types and choices, better regulations, and a more liquid market compared to Local funds.
Telesales: How to make money selling over the phone
The next speaker was Mr. Butch Villamor, president of One Outsource Direct, a fully Filipino owned business process outsourcing company which started as a telemarketing company. Mr. Villamor emphasized how lucrative the outsourcing industry is and how the industry is still continuously growing. He also presented the possibility that starting your own business can be a valid investment in itself. It was nice to hear, first hand, the ins and outs of starting a business process outsourcing company, specifically a call center office.
Fast and Furious Profits in Forex Trading
Mark So, the Philippines' Forex guru and owner of Businessmaker Academy, had the advantage of speaking last and thus allowing him to present Forex trading as the better investing alternative among all the others presented. He did admit thought that forex trading is not for all - just like investing in the stock market. He said that it is very risky and that even among his students, only around 5% actually become successful with it. He emphasized that "experience" is key to winning in the forex market. Despite being risky, the market can be very profitable if done right. This makes me wanna try out forex trading.
If you find that the details here are a bit lacking, don't worry, I will be posting entries for each presentation with more details in the weeks to come. This is just a tasting on what happened on the first day of the Money Summit and Wealth Expo. I can't wait for day 2's session later today. (July 2, 2010) Honestly, the regular registration rate of 4,495 pesos can be a bit expensive but the wealth of information you'll get is priceless! I highly recommend the seminar for everyone, especially for students! Not only will they be presented with a multitude of alternatives, they also get to attend at a student rate of only 500 pesos per day!
